How do you calculate ARV?
ARV, or after repair value, is what a house should sell for once it is fully repaired. The common estimate takes three to five similar, renovated homes that sold recently nearby and averages their sale prices, or averages their price per square foot and multiplies by the subject house's square footage.
ARV (average) = (Comp 1 + Comp 2 + … + Comp n) ÷ n ARV (per sq ft) = average of (comp price ÷ comp sq ft) × subject sq ftWhat is an example ARV calculation?
Say a three-bed ranch in Columbus, Ohio is 1,450 square feet. Three renovated comps sold for $245,000, $259,000 and $238,500 at 1,400, 1,520 and 1,380 square feet. Their prices per square foot average about $172.74, so the ARV is roughly $250,500. The plain average of the three sales is $247,500.
| Comp | Sale price | Sq ft | Price per sq ft |
|---|---|---|---|
| 1 | $245,000 | 1,400 | $175.00 |
| 2 | $259,000 | 1,520 | $170.39 |
| 3 | $238,500 | 1,380 | $172.83 |
| Average | $247,500 | 1,433 | $172.74 |
1,450 sq ft × $172.74 ≈ $250,473. The two methods land within about 1% of each other, a sign the comps are consistent.
What makes an ARV estimate wrong?
The usual errors are comps that are not truly comparable: unrenovated sales, a different school district or street type, a much larger or smaller house, or sales older than six months in a changing market. Leaning on list prices instead of closed sales also inflates ARV. Every dollar of ARV error flows straight into your offer.
Next, turn ARV into an offer with the MAO calculator. In Trident, ARV sits on the deal record and feeds every MAO lane in the Deal Command Center. See pricing or start a trial. New to the term? Read what ARV means.
Frequently asked questions
What is a good number of comps for ARV?
Three to five sold comps is the usual range. Pick renovated homes that sold in the last three to six months, within about half a mile in a suburb, with similar square footage, bed and bath count, age and style. Fewer, closer comps beat many loose ones.
Should I use average sale price or price per square foot?
Use price per square foot when the subject house is a different size from the comps, because it scales the value to the subject's size. Use the plain average when the comps are close in size. If the two methods disagree by a lot, your comps are probably not similar enough.
Is ARV the same as an appraisal?
No. An ARV estimate is your own projection of value after repairs, used to set an offer. An appraisal is a licensed appraiser's opinion of value for a lender. Treat this calculator's result as an estimate and confirm it with recent sales and, for financing, an appraisal.
