Free calculators for real estate investors

Quick deal math with the formula shown under every result. Estimates for screening deals, not appraisals or loan quotes.

Which real estate calculator do I need?

Start with the ARV calculator to estimate what the house is worth after repairs, then the MAO calculator to set your maximum offer. Wholesalers use the wholesale fee calculator to check the spread, buy-and-hold investors use the BRRRR calculator, and anyone texting sellers can price a campaign with the SMS cost calculator.

Can Trident run this math on every deal automatically?

Yes. Trident's Deal Command Center underwrites each lead with MAO lanes for flip, wholesale, BRRRR, Subject-To, Novation, Lease Option and Traditional, using the ARV, repairs and terms on the deal record. You can see every exit side by side before you call the seller. Plans start at $99 a month.

See the pricing page for plans and per-use rates, or try Trident for 7 days for $8.

Frequently asked questions

Are these calculators free?

Yes. Every calculator on this page is free, runs in your browser and needs no sign-up. Nothing you type is sent to Trident. Inside the Trident app, the same math runs on each deal in the Deal Command Center, with MAO lanes for seven exit strategies.

How accurate are the results?

They are estimates. Each one is only as good as the inputs: comps, repair budget, rent and loan terms. Use them to screen deals quickly, then verify with recent sold comps, a contractor's bid and a lender's quote before you make an offer.
