BRRRR
BRRRR is a rental investing method: buy a property below value, rehab it, rent it out, refinance it based on the new appraised value to pull out most of the cash invested, and repeat with that cash on the next property.

What is the BRRRR method?
BRRRR stands for buy, rehab, rent, refinance, repeat. An investor buys a property that needs work, renovates it to raise its value, places a tenant, then does a cash-out refinance on the higher appraised value. The refinance returns much of the cash put in, which funds the next deal.
How do you calculate a BRRRR deal?
Add purchase, rehab and closing costs to get cash in. The refinance loan is ARV times the lender's loan-to-value ratio, often around 75%. Subtract refinance costs to get cash out. Cash in minus cash out is cash left in the deal, and rent minus expenses and the new payment is your cash flow.

What is a BRRRR example?
A Cleveland, Ohio house costs $90,000 plus $35,000 of rehab and $4,000 of costs. It appraises at $165,000 and refinances at 75%, giving a $123,750 loan, or $119,250 after costs. Only $9,750 stays in the deal, and at $1,500 rent the property cash flows about $85 a month at 7.5% interest.
How does Trident handle BRRRR?
Trident underwrites BRRRR as its own MAO lane, tracks the rehab in the War Room, and moves the rental into Portfolio after the refinance so planned and actual numbers stay side by side. Plans start at $99 a month with a usage credit included, and every action after that has a published rate.
